Roof Repair in Canmore

What Canmore actually needs from a roof repair job.

Worth knowing before you call anyone: in Canmore the fire rating requirement applies to repaired roofs, not just new ones. A patch done with whatever was on the truck is not compliant here. We match the rating as well as the colour, and we tell you what the replacement material is rather than leaving it as a line item called "shingles".

The dominant physical failure here is ice. Mountain snowfall sits deeper and longer than prairie snow, and the classic Bow Valley pattern is a heavy load on the roof, meltwater running down to a cold overhang, and a dam building at the eave until water backs up under the lower courses. On the shaded north-facing slopes in Cougar Creek and Eagle Terrace, that runs most of the winter rather than a few times.

Valleys are the second. A Canmore valley moves far more water and far more sliding snow than the same detail in Calgary, and valleys that were flashed to a prairie standard fail here. When we repair one we detail it for the load it actually carries.

About Canmore

Canmore sits in the Bow Valley with forest on every side, which places almost the entire town inside what wildfire planners call the wildland-urban interface: there is little to no separation between the houses and the trees. Roughly 600 Canmore homes take part in the FireSmart program, the Bow Valley Community Fireguard runs along the edges of town, and since March 2018 the Land Use Bylaw has required a minimum Class B fire rating on all new and repaired roofs. Nowhere else in our service area does the roofing material itself carry that kind of regulatory weight.

Our Standard

What every Canmore roof repair job includes.

Most roof leaks are not where the stain is. Water runs along rafters and under underlayment before it finds somewhere to drop, which is why a patch applied to the wet spot on the ceiling so often fails. We inspect the roof and the attic together, trace the water back to where it actually got in, and repair the cause rather than the symptom. Most repairs are finished the same day.

Diagnosis, not guesswork

We inspect from above and inside the attic, then show you photos of what we found before anything gets fixed.

Flashing repairs

Chimney, skylight, wall and valley flashings resealed or replaced with new metal where the detail has failed.

Vent boots and penetrations

Cracked rubber collars on plumbing stacks are one of the most common leaks we find, and they usually fail long before the shingles do.

Hail and wind damage

Lifted and blown-off shingles replaced and resealed, with impact damage photographed and measured for your adjuster if you need it.

Ice dam damage

Water backed up under the lower courses, damaged eaves, and the ventilation problem that caused it in the first place.

Deck repairs

Soft or rotted sheathing cut out and replaced so the repair is built on something solid.

24/7 emergency response

If water is actively coming in we stop the damage first and repair properly once the roof is dry enough to work on safely.

Honest repair-or-replace advice

If the roof still has years left we repair it and say so. If a repair is money into a roof that is going to fail anyway, we say that instead.

Canmore Pricing

What this costs in Canmore.

Real 2026 ranges for the Calgary region. Your written quote gives a firm number after we have been on site, because a price without an inspection is a guess.

Most common repairs

$400 – $1,200

Diagnosed and completed, materials included

Vent boot replacement

$300 – $500

Cracked plumbing stack collar, a very common leak

Valley or chimney flashing

$350 – $1,000

Stepped and counter-flashed properly, not caulked over

Emergency tarping

$350 – $650

Stops the damage while we schedule the real repair

Deck repairs run $70 to $110 per sheet installed. If a repair estimate climbs past roughly 30 percent of a replacement we will tell you, because at that point you are investing in a roof that is going to fail anyway. For the full regional breakdown see our Calgary roof replacement cost guide.

What moves the number in Canmore

Canmore is more expensive than the prairie for reasons that are structural rather than opportunistic. Fire-rated assemblies cost more than standard architectural asphalt. Design snow loads in the Bow Valley are far higher than in Calgary, so ice and water coverage, fastening and eave detailing all step up. Lots are tight, staging space is limited, and the working season at elevation is genuinely shorter, which compresses scheduling for everybody.

Permits & Local Rules

What applies in Canmore?

Two things apply in Canmore that do not apply elsewhere. First, since March 2018 the Town of Canmore requires a minimum Class B fire rating on all new and repaired roofs. Second, the Town runs a Roof Replacement Incentive that pays single-family homeowners 50 percent of the replacement cost when Class A materials are used, up to $5,000. A like-for-like re-roof does not require a development permit, but the fire rating requirement applies regardless, and the incentive has its own documentation. We quote the Class A option on every Canmore job so the rebate is on the table before you decide.

FAQ

Canmore roof repair questions.

Yes, and it catches people out. Canmore’s bylaw requires a minimum Class B rating on new and repaired roofs. Practically that means a patch has to be done with rated material, not with whatever matches visually. We name the material and its rating on repair quotes for exactly this reason.

Because Canmore combines the two ingredients more reliably than the prairie does: deep snow that sits on the roof for months, and enough heat escaping into the attic to melt its underside. The permanent fix is air sealing and attic airflow, not shingles. Ice and water shield at the eaves does not prevent the dam, it prevents the dam becoming a ceiling stain.

Canmore is about an hour and a bit west on Highway 1. For an active leak we prioritise stopping the damage and tarping, then complete a proper repair once conditions allow. Mountain weather is a genuine scheduling variable and we will be straight with you about it rather than promising a window we cannot hold.

Often that is exactly the right answer. Localised damage on a roof with good years left is a repair, not a replacement. The honest caveat is colour match: shingles weather, so a repair patch on a fifteen-year-old roof will be visible even using the same product.

Yes, 24/7. If water is actively coming into the house we prioritise stopping the damage, tarping if we have to, then complete a proper repair once conditions allow. A week of water sitting in sheathing and insulation costs far more than the repair does.

We document hail and storm damage with photos and measurements and give you a written summary your adjuster can use, whether or not you decide to file and whether or not you hire us. If it is wear rather than storm damage we will tell you that too.
