Soffit and fascia get treated as trim, and they are actually the intake half of your attic ventilation system. Every cubic foot of air that leaves at the ridge has to enter somewhere, and it enters through the soffit. Get that wrong and the attic stops breathing, which is how you get frost on the sheathing in January and shingles ageing from underneath in July. We install pre-finished aluminum with the vented area properly proportioned, and we open the blocking behind it so the airflow is real rather than decorative.

Baffles at the eave
Rafter baffles so blow-in insulation cannot drift into the eave and seal the intake shut, which is the single most common ventilation failure we find.

What moves the number in Canmore
Canmore is more expensive than the prairie for reasons that are structural rather than opportunistic. Fire-rated assemblies cost more than standard architectural asphalt. Design snow loads in the Bow Valley are far higher than in Calgary, so ice and water coverage, fastening and eave detailing all step up. Lots are tight, staging space is limited, and the working season at elevation is genuinely shorter, which compresses scheduling for everybody.

Two things apply in Canmore that do not apply elsewhere. First, since March 2018 the Town of Canmore requires a minimum Class B fire rating on all new and repaired roofs. Second, the Town runs a Roof Replacement Incentive that pays single-family homeowners 50 percent of the replacement cost when Class A materials are used, up to $5,000. A like-for-like re-roof does not require a development permit, but the fire rating requirement applies regardless, and the incentive has its own documentation. In a town where the forest starts at the property line, closing the eave properly is worth doing well.
Yes, and it is the right question. The answer is purpose-made screened vented soffit product rather than either sealing the eave shut or leaving improvised openings. The attic still gets the airflow it needs, and the mesh keeps embers out. Sealing the eave to solve fire risk simply trades it for an attic moisture problem.
Generally $3,000 to $7,000 for a typical single-family home, higher than the prairie equivalent because of access and staging in the valley. Doing it alongside the eavestrough saves 10 to 15 percent, and on a mountain roof there is an argument for doing all three together anyway.
Sometimes, if the soffit is sound aluminum with adequate vented area. But fascia usually rots because water has been getting behind it for years, and that same water has often been in the soffit cavity. We would rather open it, look, and tell you honestly than cap over a problem.
From the ground you cannot, which is the problem. The panels look perfect while blow-in insulation has drifted into the eave and sealed the intake from inside. It takes someone in the attic with a light checking whether daylight and airflow reach the eave. That is the first thing we look at, and it is free.
