Soffit & Fascia in Strathmore

What Strathmore actually needs from a soffit & fascia job.

Strathmore adds a failure mode the sheltered communities rarely see: wind-driven snow entering the attic through the eave. On an open lot, a soffit whose ends were never properly closed, or whose panels were cut short and are not bearing in their receivers, will take fine snow straight into the attic during a blow. Homeowners find it in spring as a damp patch with no rain to explain it.

The more common issue is the same one everywhere: intake. On older Strathmore homes, attic insulation topped up over the years has drifted into the eave and packed the soffit vents shut from inside. On the newer builds it is perforated panels installed over solid sheathing nobody cut open behind them. Either way the attic stops breathing, moisture condenses on the cold deck in winter, and the shingles cook from underneath in summer.

Code asks for at least 1/300 of the insulated ceiling area in net free vent area, split roughly half intake at the soffit and half exhaust near the ridge. We calculate that against your actual ceiling area rather than counting panels, and we close the eave ends properly so the wind cannot use them.

Eave ends closed properly so wind-driven snow cannot enter the attic
Panels cut to bear in their receivers rather than floating short
Attic intake checked from inside and calculated against the 1/300 requirement
Rafter baffles fitted so insulation cannot drift back into the eave
Soft fascia replaced rather than wrapped, so eavestrough hangers hold in the wind

About Strathmore

Strathmore has more than doubled in population since 2000, to roughly 16,400 people. It sits east of Calgary on genuinely open prairie in Wheatland County, with no foothills, no river valley and no tree cover between it and the wind. Of every town we serve, Strathmore is the most exposed, and it is that exposure rather than the cold that decides how long a roof lasts here.

Our Standard

What every Strathmore soffit & fascia job includes.

Soffit and fascia get treated as trim, and they are actually the intake half of your attic ventilation system. Every cubic foot of air that leaves at the ridge has to enter somewhere, and it enters through the soffit. Get that wrong and the attic stops breathing, which is how you get frost on the sheathing in January and shingles ageing from underneath in July. We install pre-finished aluminum with the vented area properly proportioned, and we open the blocking behind it so the airflow is real rather than decorative.

Vented soffit sized to the code

Code calls for at least 1/300 of insulated ceiling area in net free vent area, split roughly half intake and half exhaust. We calculate the intake rather than guessing at panel count.

Blocking opened behind the panels

Perforated soffit installed over solid sheathing that was never cut open ventilates nothing. We check, and we open it.

Pre-finished aluminum

Baked enamel finish that holds colour, will not rot, and never needs painting. Colour matched to your fascia, eavestrough and trim.

Fascia over sound wood

Aluminum fascia capping is only as good as the board behind it. Rotten fascia gets replaced, not wrapped over, because wrapping rot just hides it.

Tight mitred corners

Corners cut and folded properly rather than butted and caulked. It is the detail that separates a finished eave from a patched one.

Baffles at the eave

Rafter baffles so blow-in insulation cannot drift into the eave and seal the intake shut, which is the single most common ventilation failure we find.

Bird and pest exclusion

Gaps at the eave closed properly so squirrels, birds and wasps are not using your soffit as a front door.

Done with the eavestrough

Fascia, soffit and eavestrough share the same access. Doing them together typically costs 10 to 15 percent less than separate visits.

Roughly 120 linear feet of each

What moves the number in Strathmore

Out on open prairie the number moves on wind detailing and on drive. Strathmore roofs need a starter course and edge metal specified for genuine exposure, plus a fastening pattern at the high end of what the manufacturer allows, and that adds material rather than labour. On the acreages outside town, the roof is often simple but the site is not, and material delivery and disposal cost more than they do on a lot inside the town limits.

Permits & Local Rules

What applies in Strathmore?

The Town of Strathmore treats a like-for-like re-shingle or re-clad as maintenance, so no development permit is required. A permit applies where the work alters the structure, changes roof shape or height, adds floor area, or follows fire or flood damage. Newer Strathmore communities can carry developer architectural controls on exterior materials and colours, which we confirm before ordering.

FAQ

Strathmore soffit & fascia questions.

Wind-driven snow through the eave, and it is a genuinely Strathmore problem. On an open lot, fine snow in a strong blow will find any soffit end that was left open or any panel cut short and not bearing in its receiver. It is straightforward to correct, and worth doing before the melt turns it into a stain.

You cannot tell from the ground. It takes someone in the attic with a light checking whether airflow and daylight reach the eave in each rafter bay. On older Strathmore homes with decades of insulation top-ups we find intake blocked far more often than not, and the check is free.

Installed pre-finished aluminum soffit and fascia together runs roughly $12 to $25 per linear foot, so a typical single-storey home with about 120 linear feet of each lands at $2,200 to $5,500. Doing it with the eavestrough saves 10 to 15 percent over separate visits.

Sometimes, if the soffit is sound aluminum with adequate vented area. But fascia usually rots because water has been getting behind it for years, and that same water has often been in the soffit cavity. We would rather open it, look, and tell you honestly than cap over a problem.

From the ground you cannot, which is the problem. The panels look perfect while blow-in insulation has drifted into the eave and sealed the intake from inside. It takes someone in the attic with a light checking whether daylight and airflow reach the eave. That is the first thing we look at, and it is free.

Considerably. Blocked intake means the attic cannot flush moisture, so it condenses as frost on the cold deck through a cold snap and melts through the ceiling during a chinook. The same lack of airflow bakes shingles from below in summer, which is a large part of why a thirty-year shingle gives twenty here. Every manufacturer warranty excludes it.
