Banff sits in the wildland-urban interface, and the eave is one of the recognised ways a house is lost when the fire itself never reaches the walls. Wind-driven embers find open or damaged soffit and go straight into the attic. Closing the eave properly, with purpose-made screened vented product rather than improvised openings, is genuinely part of a Banff home’s resilience and it is the same reasoning that drives the Town’s combustible roof program.
The ventilation still has to work, and at Banff snowfall it matters more rather than less. Blocked intake means the attic cannot flush household moisture, so it freezes onto the cold deck through a long mountain winter and melts through the ceiling in spring. Code asks for at least 1/300 of the insulated ceiling area in net free vent area, split roughly half intake at the soffit and half exhaust near the ridge.

About Banff
Banff is a townsite inside a national park and a UNESCO World Heritage Site, which is why the rules here differ from anywhere else in Alberta. The Banff Design Guidelines are attached as Schedule B to the Town of Banff Land Use Bylaw and set out which roofing materials are acceptable. Development applications are circulated to Parks Canada. And the Town runs a Combustible Roof Replacement Incentive that pays $1,200 per home to get wood shake and shingle roofs off the townsite and replaced with Class A fire-rated material.

What every Banff soffit & fascia job includes.
Soffit and fascia get treated as trim, and they are actually the intake half of your attic ventilation system. Every cubic foot of air that leaves at the ridge has to enter somewhere, and it enters through the soffit. Get that wrong and the attic stops breathing, which is how you get frost on the sheathing in January and shingles ageing from underneath in July. We install pre-finished aluminum with the vented area properly proportioned, and we open the blocking behind it so the airflow is real rather than decorative.
Vented soffit sized to the code
Code calls for at least 1/300 of insulated ceiling area in net free vent area, split roughly half intake and half exhaust. We calculate the intake rather than guessing at panel count.
Blocking opened behind the panels
Perforated soffit installed over solid sheathing that was never cut open ventilates nothing. We check, and we open it.
Pre-finished aluminum
Baked enamel finish that holds colour, will not rot, and never needs painting. Colour matched to your fascia, eavestrough and trim.
Fascia over sound wood
Aluminum fascia capping is only as good as the board behind it. Rotten fascia gets replaced, not wrapped over, because wrapping rot just hides it.
Tight mitred corners
Corners cut and folded properly rather than butted and caulked. It is the detail that separates a finished eave from a patched one.
Baffles at the eave
Rafter baffles so blow-in insulation cannot drift into the eave and seal the intake shut, which is the single most common ventilation failure we find.
Bird and pest exclusion
Gaps at the eave closed properly so squirrels, birds and wasps are not using your soffit as a front door.
Done with the eavestrough
Fascia, soffit and eavestrough share the same access. Doing them together typically costs 10 to 15 percent less than separate visits.

What moves the number in Banff
Nothing about a Banff roof is priced like a Calgary roof, and the reasons are all administrative before they are technical. Material and colour have to satisfy the Banff Design Guidelines, the property sits on Parks Canada leasehold land inside a national park, waste handling has to be wildlife-safe, and approvals take time that has to be built into the schedule. Add the same high snow load and fire-rating requirements as the rest of the Bow Valley and the spread against a prairie quote is real.

What applies in Banff?
Banff has a process worth understanding before you start. A like-for-like roof replacement does not require a development permit, but the Town asks that you submit a written description of the property, a photo of the current roof, and a physical sample of the proposed material for written approval before installation, even for like-for-like. Acceptable materials under the Design Guidelines include architectural or dimensional asphalt shingle, concrete tile, various metal roofs, and composite materials such as recycled rubber. If you are replacing a wood shake or shingle roof, the Town’s Combustible Roof Replacement Incentive pays $1,200 per home ($1,200 per half duplex) provided the new roof carries a Class A fire resistance rating and you complete a free FireSmart Assessment with the Fire Department first. No, and it is a common mistake. Sealing the eave trades a fire risk for an attic moisture problem, which in Banff snowfall will show up as frost on the sheathing and a stain on your ceiling. The right answer is purpose-made screened vented soffit: the attic still gets the airflow it needs and the mesh keeps embers out.

Sometimes, if the soffit is sound aluminum with adequate vented area. But fascia usually rots because water has been getting behind it for years, and that same water has often been in the soffit cavity. We would rather open it, look, and tell you honestly than cap over a problem.

It takes someone in the attic with a light checking whether daylight and airflow reach the eave. That is the first thing we look at, and it is free.
