What Cochrane actually needs from a soffit & fascia job.
Cochrane produces the clearest version of a problem the whole region has. Household moisture rises into the attic, freezes onto the cold roof deck through a cold stretch, and accumulates as frost for weeks. Then a chinook arrives, lifts the town thirty degrees in a day, and melts all of it at once. The homeowner sees a ceiling stain in the middle of winter and reasonably assumes the roof is leaking. It is not.
The cause is nearly always intake. On the older Cochrane housing stock, attic insulation has been topped up repeatedly and each round pushed more blow-in toward the eave until the soffit vents are packed shut from inside. On the newer builds the failure is the opposite: perforated panels installed over solid sheathing nobody cut open behind them, so the intake was never there at all.
Either way the fix is the same and it is cheap relative to a roof. Code asks for at least 1/300 of the insulated ceiling area in net free vent area, split roughly half intake at the soffit and half exhaust near the ridge. We calculate that against your actual ceiling area, fit rafter baffles so future insulation top-ups cannot re-block the eave, and replace fascia board that has softened rather than capping over it.

What moves the number in Cochrane
Cochrane is the town where access is genuinely a line item. The ridge communities are built into slope, driveways are steep, and staging shingles on a hillside lot takes more time and more hands than a flat suburban pad. Pitch is the other factor.
