That is excellent for heating bills and unforgiving on attics. A sealed home cannot shed its indoor humidity through drafts, so every gram of it has to be carried out by the ventilation system, with roughly half the airflow entering through the soffit.
The failure we find most often on newer Chestermere homes is not blocked intake, it is intake that was never opened. Perforated soffit panels installed over solid sheathing that nobody cut open behind them ventilate exactly nothing. The panels look correct from the street, the inspection passed, and the attic has no working intake at all.
Code asks for at least 1/300 of the insulated ceiling area in net free vent area, split roughly evenly between soffit intake and exhaust near the ridge. Modern construction is sealed far more tightly than older housing, so indoor humidity cannot escape through drafts and has to be removed deliberately by the ventilation system. When the soffit intake was never opened behind the panels, which we find regularly here, there is nothing to remove it. The moisture freezes on the cold roof deck and comes through the ceiling in a thaw.
Installed pre-finished aluminum soffit and fascia together runs roughly $12 to $25 per linear foot, so a typical single-storey home with about 120 linear feet of each lands at $2,200 to $5,500. Chestermere’s larger two-storeys run higher. Opening intake and fitting baffles is $400 to $1,200 on its own.
Through an insulated duct, sloped so condensate drains back toward the fan, terminating at a dedicated roof or wall cap with a damper. Not into the attic, and not into the soffit, where the humid air gets drawn back in through the intake vents inches away. We find both on newer homes regularly.
Sometimes, if the soffit is sound aluminum with adequate vented area. But fascia usually rots because water has been getting behind it for years, and that same water has often been in the soffit cavity. We would rather open it, look, and tell you honestly than cap over a problem.
From the ground you cannot, which is the problem. The panels look perfect while blow-in insulation has drifted into the eave and sealed the intake from inside. It takes someone in the attic with a light checking whether daylight and airflow reach the eave. That is the first thing we look at, and it is free.
Considerably. Blocked intake means the attic cannot flush moisture, so it condenses as frost on the cold deck through a cold snap and melts through the ceiling during a chinook.
