What Airdrie actually needs from a soffit & fascia job.
Airdrie’s housing is young and very well sealed, which is excellent for heating bills and unforgiving on attics. A tight house cannot shed indoor humidity through drafts, so all of it has to be carried out deliberately by the ventilation system, with roughly half the airflow entering at the soffit. When that intake is not doing its share, the moisture ends up as frost on the cold roof deck and comes through a ceiling during the first proper thaw.
The most common new-build failure here is not blocked intake, it is intake that was never opened. Perforated soffit panels fitted over solid sheathing that nobody cut open behind them ventilate nothing at all. The panels look right from the street and the attic has no intake. We check for it specifically because we keep finding it.
There is also a hail angle. Aluminum soffit and fascia dent, and a badly hailed eave is both a cosmetic problem and an opportunity: if the fascia is coming off anyway, that is the moment to fix the intake behind it properly rather than capping over whatever is there.

Soffit and fascia get treated as trim, and they are actually the intake half of your attic ventilation system. Every cubic foot of air that leaves at the ridge has to enter somewhere, and it enters through the soffit. Get that wrong and the attic stops breathing, which is how you get frost on the sheathing in January and shingles ageing from underneath in July. We install pre-finished aluminum with the vented area properly proportioned, and we open the blocking behind it so the airflow is real rather than decorative.

Code calls for at least 1/300 of insulated ceiling area in net free vent area, split roughly half intake and half exhaust. We calculate the intake rather than guessing at panel count.

Baffles at the eave
Rafter baffles so blow-in insulation cannot drift into the eave and seal the intake shut, which is the single most common ventilation failure we find.

Gaps at the eave closed properly so squirrels, birds and wasps are not using your soffit as a front door.

What moves the number in Airdrie
Airdrie works in your favour on the plain roofs and against you on access. Most of the post-2005 stock is a walkable pitch with a simple layout, which keeps tear-off and install time down. What costs money is the lot: on the zero-lot-line and laned product through Bayview, Windsong and Chinook Gate there is often nowhere to put a disposal trailer close to the house, so material handling and cleanup take longer than the roof itself suggests.

Because it is newer. Modern construction is sealed far more tightly, so indoor humidity has to be removed deliberately by the ventilation system rather than leaking away through drafts. When the soffit intake was never opened behind the panels, which we find regularly on newer Airdrie builds, there is nothing to remove it.
Easily. Aluminum dents where asphalt bruises, so a hard storm often leaves the eave looking worse than the roof. It is worth documenting with the rest of the claim, and if the fascia is being replaced anyway it is the right moment to correct the intake ventilation behind it.

Sometimes, if the soffit is sound aluminum with adequate vented area. But fascia usually rots because water has been getting behind it for years, and that same water has often been in the soffit cavity. We would rather open it, look, and tell you honestly than cap over a problem.
From the ground you cannot, which is the problem. The panels look perfect while blow-in insulation has drifted into the eave and sealed the intake from inside. It takes someone in the attic with a light checking whether daylight and airflow reach the eave. That is the first thing we look at, and it is free.
Considerably. Blocked intake means the attic cannot flush moisture, so it condenses as frost on the cold deck through a cold snap and melts through the ceiling during a chinook. The same lack of airflow bakes shingles from below in summer, which is a large part of why a thirty-year shingle gives twenty here. Every manufacturer warranty excludes it.
