What Airdrie actually needs from a soffit & fascia job.

Airdrie’s housing is young and very well sealed, which is excellent for heating bills and unforgiving on attics. Soffit and fascia get treated as trim, and they are actually the intake half of your attic ventilation system. Every cubic foot of air that leaves at the ridge has to enter somewhere, and it enters through the soffit. What moves the number in Airdrie

Airdrie works in your favour on the plain roofs and against you on access. Most of the post-2005 stock is a walkable pitch with a simple layout, which keeps tear-off and install time down. Because it is newer. Modern construction is sealed far more tightly, so indoor humidity has to be removed deliberately by the ventilation system rather than leaking away through drafts. When the soffit intake was never opened behind the panels, which we find regularly on newer Airdrie builds, there is nothing to remove it.

Easily. Aluminum dents where asphalt bruises, so a hard storm often leaves the eave looking worse than the roof. It is worth documenting with the rest of the claim, and if the fascia is being replaced anyway it is the right moment to correct the intake ventilation behind it.

Sometimes, if the soffit is sound aluminum with adequate vented area. But fascia usually rots because water has been getting behind it for years, and that same water has often been in the soffit cavity. We would rather open it, look, and tell you honestly than cap over a problem.

From the ground you cannot, which is the problem. The panels look perfect while blow-in insulation has drifted into the eave and sealed the intake from inside. It takes someone in the attic with a light checking whether daylight and airflow reach the eave. That is the first thing we look at, and it is free.
